Wired before the walls closed.

The least expensive smart home is the one planned while the studs are still showing. This is what that looks like.

What actually gets decided at framing.

The pattern is the same on every new build. We walk the framed house with your builder and your electrician, and we mark where wire has to go before anyone hangs drywall, speaker locations, keypad heights, where the equipment will live and how it stays cool, and where the television actually wants to hang rather than where it ended up on the drawing.

Wire is cheap at this stage and expensive afterward, so we pull more than the first phase needs. The feed out to the garage, the extra ceiling pair, the run to the patio. What you are not using yet gets capped and labeled. Adding that room in two years becomes an afternoon instead of a renovation.

What the family gets on move-in day is deliberately short: a few keypads that do the obvious thing, music in the rooms they asked for, and a network that holds up when everyone is home. The depth is there in the app for whoever wants it.

Every one of these started with a conversation about one room.

Decisions

The three that shape a project like this.

Where the television really wants to hang

Almost never where the drawing put it. Sightlines from the sofa, the window that throws glare across the screen at four o'clock, and the wall that can carry the weight all argue with the elevation. Settling it at framing costs nothing; settling it afterwards costs a patch and a repaint.

How much wire to pull beyond phase one

More than the first phase needs, always. The feed to the garage, the extra ceiling pair, the run to the patio. What is not used yet gets capped and labelled, and the room you add in two years becomes an afternoon instead of a renovation.

Where the equipment lives, and how it stays cool

A rack in a closet with no airflow is a service call waiting to happen. Deciding the location while the walls are open means ventilation, access and cable routing get designed rather than improvised.
